Beyond Introduces Owner Hub, Advanced Connectivity, and Performance Manager to help property managers and hosts grow their STR business

Beyond’s Horizons launch bundles more than 40 other product and feature updates into one release, giving property managers and hosts the tools they need to grow revenue, price with confidence, and save time.
SAN FRANCISCO, Oct. 1, 2026 /PRNewswire/ — Beyond, the short-term rental industry’s leading revenue management platform, announces three major new features: Owner Hub, Advanced Connectivity, and Performance Manager, designed to help property managers and hosts stay ahead of their competition and grow their short-term rental business. Alongside these major updates, Beyond’s October 2026 Horizons product release includes over 40 product and feature updates across Beyond’s pricing algorithm, Insights dashboard, integrations functionality, and user workflows.

“For too long, growing a short-term rental business has meant winning owner trust by instinct and finding performance problems by digging through spreadsheets,” said Gerard Murphy, Chief Product Officer. “This release changes both. Owner Hub gives property managers a real toolset to win owners, report to them, and defend performance when the market turns. Performance Manager shows them exactly where a portfolio is underperforming, down to the market and bedroom count, so the fix is a click away instead of a hunt. Together, they’re providing our customers value they can see, prove, and act on every day.”
Owner Hub: winning, reporting to, and defending performance for owners
Owner Hub brings three existing features, Owner Projections, Listing Lens, and Owner Reports, into a single experience that simplifies how users manage owner relationships inside Beyond.
- Owner Projections turns any global address or listing URL into three scenario-based revenue projections that a property manager can send an owner the same day, with an editable comp set and no PMS connection required.
- Listing Lens provides a prioritized, concrete fix list for a listing’s photos, amenities, and content, so property managers spend less time guessing and get every listing revenue-ready faster.
- Owner Reports (formerly Owner Insights) delivers owner-ready reporting with market context and an editable AI summary, so customers can proactively explain a soft month to an owner with all the relevant data included in an easily built report.
The functionality within Owner Hub can save property managers significant time: running a projection for one listing drops from 60 minutes to 1 minute, reviewing a listing with Listing Lens drops from 30 minutes to 1 minute, and building an owner report drops from 20 minutes to 2 minutes, adding up to hours saved each month for a property management company.
“It has greatly improved owner communication. They can now see their personal statistics year to year, and it helps back us up when we need to have difficult discussions regarding a homeowner’s property,” says Amber Donevant, Revenue & Implementations Manager at Carolina One Vacation Rentals.
Advanced Connectivity: opening Beyond’s data to a customer’s own systems
Advanced Connectivity gives customers API and MCP server access to Beyond’s pricing, performance, and market data, so their own AI assistant can act on Beyond directly instead of just answering questions about it. A customer can ask their assistant to:
- Make a change: adjust a base price or minimum price by a number or a percentage (“drop base price 10% on my Destin 3-bedrooms”),
- Set a minimum stay, add a rate override, or build a group or saved filter across one listing or many at once, targeted by name, market, bedroom count, or status.
- Pull real data in volume: listings, calendars, reservations, performance, pacing, market data, and settings history, so customers can build their own reports directly in the tools they already use.
Guardrails are built in to ensure that all automations and speed never eliminate user control. Write access is a separate permission the customer grants explicitly; nothing happens without approval, changes can be previewed before they’re committed, and every edit runs through the same bulk-edit system as Beyond’s in-app editor, so it’s visible and reversible. The assistant only sees and does what the user can, and every call is logged.
Performance Manager: pinpointing exactly where performance is slipping
For portfolios spanning multiple markets, property types, and unit sizes, finding the specific segment dragging down performance has meant manually pulling data and cross-referencing market comps across spreadsheets and multiple dashboards.
Performance Manager replaces that process with a single view: a color-coded matrix that segments portfolio performance against market and year-over-year benchmarks, so property managers can see at a glance where they’re winning and where they’re not. Clicking into any segment drills down by market, bedroom count, or listing group to isolate the exact group underperforming, and routes directly into Beyond’s Pricing Dashboard with that segment’s filters already applied, turning diagnosis into action in a few clicks instead of a spreadsheet exercise.
A platform-wide update, more than 40 features deep
Beyond has also launched over 40 additional product and feature updates across the full platform over the past 6 months.
Beyond’s dynamic pricing engine is more advanced than ever with the introduction of industry-first factors and customizations like Reputation Factor, Rebook Protection, Listing Benchmark Factor, Occupancy-Based Pricing, and more, all designed to further sharpen the algorithm while reducing the need for constant manual intervention. Additionally, the all-new Auto Base Price and Emergency Brake customizations give managers more built-in guardrails without additional monitoring, while seasonal time-based gap fills and length-of-stay pricing extend that same logic to help property managers and hosts offer more booking options to guests.
Consumer search demand also gets a makeover in Beyond’s Insights with the new Search Insights dashboard that allows Beyond customers to get access to market-level web search data to understand more about how their guests travel. Automatic Comp Sets help save time when building out property benchmarking reports by providing initial recommendations for a comp, and new performance metrics provide additional details into the “why” behind a price recommendation or performance report.
Beyond’s Tally payment processor now features easy-to-read monthly statements and an AI-powered dispute center that helps cut down the manual reconciliation and back-and-forth that payment disputes usually require. Signal, Beyond’s direct booking platform, adds map-driven listing search, making it easier for guests to find and book directly. Beyond has also expanded its PMS integrations with Resly, PropertyStack, SuiteClerk, and Boom, with Evivvo coming soon, allowing professional property managers to take their dynamic pricing to another level.
Core platform updates round out the update: a redesigned homepage, a compact grid view, listing groups, a history tab, revenue goals, and more help property managers and hosts save time while getting access to advanced revenue management strategies. Together, these mean fewer clicks, easier strategy updates across large portfolios, and customizations that work to add peace of mind while saving time.
